Is a Mexico timeshare really a “timeshare”?
Most aren’t. They’re typically points-based vacation club memberships, not deeded real estate — an important distinction when it comes to cancelling. Most vacation clubs in Mexico do not own the properties where they sell the memberships. Besides, foreigners cannot own real estate up to 35 kilometers from the Mexico coastline.
What is the 5-day rescission period?
Mexican law gives new buyers 5 days after signing to cancel with no penalty. Resorts rarely mention it, and if you use any gifts offered during that window, you may be liable for their full cost if you cancel. EX: If part of the “deal” was to provide you a free 3 day stay in that resort and you later cancel, you will be charged the full rack rate of that hotel which could be as much as $500-$700 nightly. The resort charge cannot be cancelled.
Do I need to hire an attorney or exit company?
Not necessarily. Many owners handle it themselves with the right information — which is exactly what this site and the course are for. Also, I can prepare the necessary documents for you to legally cancel. These are the same documents that my 230 students have used to cancel their timeshares.

How much do your services cost?

How long does a typical cancellation take?
According to my clients, up to two months. Some cases take less.
Can I still cancel if I’m past the 5-day window?
Yes. It takes a different legal-route approach rather than a simple cancellation notice, but cancellation is always possible — paid off or not.
Do I need to hire an attorney or exit company to cancel my timeshare in Mexico?
Not necessarily. Many owners handle it themselves with the right information — which is exactly what this site and the course are for. Be careful who you talk to first, though. Many attorneys and exit companies will tell you that you’re personally liable for the timeshare and that they can sue you over it. Some use scare tactics that simply aren’t true — claims that you could go to jail, lose your house, or have your credit destroyed. None of that is accurate for a Mexico timeshare or vacation club membership. Will cancelling hurt my credit in the U.S. or Canada?
Mexican resorts don’t have access to U.S. or Canadian credit reporting agencies, so a Mexico membership generally can’t affect your credit score the way a U.S. deeded timeshare debt could. However, many are known to engage in unethical activities that may impact your credit score. This is why it is important to use the most effective legal documents.
Can a Mexico resort sue me in my home country?
No. Your contract falls under Mexican jurisdiction, which doesn’t extend into the U.S., Canada, or elsewhere.
